Expanding the portfolio
Any property acquired must be accretive by adding to shareholder value. A
consistent focus will be the creditworthiness and predictable quality of cash
flow from rentals. Location, traffic count, demographics and current and
potential competition will be critical factors as well. Utilizing highly
experienced management company staff, we will engage in thorough and thoughtful
due diligence using construction and engineering, legal, auditing, leasing and
property management staff as well as third-party experts, where appropriate.
As part of our risk mitigation strategy Homburg Invest Inc. will seek a
spread of commercial office, multi-family residential, retail and
warehouse/industrial properties. It will seek primarily multi-tenant properties,
while also looking for occasional attractive single tenant, net-leased
properties.
Because of the history of the Homburg group and its management company in
adding value through renovation, creative leasing and active management, Homburg
Invest Inc. will tend to favor “B” properties in “A” locations with
redevelopment and re-leasing opportunities.
The Company will engage in project development and construction in preferred
markets through joint ventures.
