Located within the Eastern boundary of the Town of Chestermere. Bayfield is a
mixed use development totaling 615 acres of land. With access to both Highway 1A
and the Trans-Canada Highway this development provides for the commercial and
residential growth of Chestermere and the next industrial distribution location
to the East of Calgary.
Annexation of the lands into the Town of Chestermere city limits was complete
March 20, 2009 and retroactive to January 1, 2009. Due to conflicts between the
Calgary Regional Partnership and the Municipal Development Plan of the Town of
Chestermere, our land use application was not circulated until final approval of
the Municipal Development Plan which was completed July 20, 2009. As a result,
our first reading of Land Use was held at the August 17 session of council and
passed unanimously. First reading of our land use starts the circulation process
of documents within administration for comments.
Inter-municipal approvals for the Storm Water Management Strategy have been
advancing and additional changes to the offsite transportation network presented
by Alberta Transportation has changed the layout of our land use and associated
acreages and densities. Through careful planning, we have increased the more
valuable residential land component while reducing the industrial land
component.
Bayfield Commons –Is a 45 acre commercial
development providing 486,783 square feet of retail amenities with a proposal
for 250 residential mixed use dwellings above the retail. As a result of changes
by Alberta Transportation the land use plan now calls for an additional 29±
acres of Interim Retail for up to 30 years with the same uses proposed within
the Bayfield Commons retail development. These Interim Uses could add up to an
additional 314,830 square feet of retail development.
Bayfield – is a 123 acre single and multi family
development with 1,457 units planned for construction starting in 2011. Coupled
with the 250 units within the neighbouring lands of Bayfield Commons, total
residential within the entire project is currently at 1,707 units. Local area
residential builders and developers have expressed preliminary interest in
purchasing lands within this development.
Chestermere Business Park – is a 248 acre
industrial park with density of up to 3.89 million square feet of warehouse,
distribution, manufacturing and design build industrial buildings.

capital of Alberta. This trust is based on four points. First Alberta’s oil
sands underlie 140,800 square kilometres – or an area larger than the state of
Florida. Second there are 175 billion barrels of proven oil reserve in the oil
sands; that is second to Saudi Arabia’s 260 billion barrels. Third, in Calgary
there is no provincial sales tax, no capital tax and reasonable property tax on
land and buildings. The fourth and last pillar is Calgary’s population. That is
projected to double between today and 2025/2030!
