This project is combined 285 acre mixed use development North of Calgary in
an area that has recently been annexed to the City of Calgary.
Since April 2008 the North Stoney Greens landowners have worked together with
the goal of completing an area structure plan for our collective 2,054 +/- acres
within the North Stoney Lands. The collective plan will incorporate
sustainability and planning principles outlined in the Plan It Calgary
initiative while working to reduce our carbon footprint through innovative
design and planning.
Key components of the planning vision include; commuter rail, LRT and bus
rapid transit, transit oriented street patterns, enhanced pedestrian and cycling
systems, developer initiated transit and shuttle services, ride sharing
programs, decentralized employment nodes, livable industrial development,
innovative housing forms, affordable housing, renewable energy systems, food
production allotments and community gardens, water conservation, recycling,
greening through urban forests, prairie landscaping and LEED buildings and
Build-Green housing.
The City of Calgary Standing Policy Committee on Land Use Planning and
Transportation was requested to complete for Council the North Annexation
Regional Context Study for the first quarter of 2010, and to initiate the first
Area Structure Plan for this area shortly thereafter. It is the intention of the
North Stoney landowners group to be the first Area Structure Plan to be approved
for advancement. Presentations of our plan and vision have been provided to
Aldermen and various departments within administration for advancement and
acceptance.
Homburg Invest Inc believes strongly in the future of Calgary, as economical
capital of Alberta. This trust is based on four points. First Alberta’s oil
sands underlie 140,800 square kilometres – or an area larger than the state of
Florida. Second there are 175 billion barrels of proven oil reserve in the oil
sands; that is second to Saudi Arabia’s 260 billion barrels. Third, in Calgary
there is no provincial sales tax, no capital tax and reasonable property tax on
land and buildings. The fourth and last pillar is Calgary’s population. That is
projected to double between today and 2025/2030!
